A supplier may need mobilisation money before a customer certifies work, while a proposed factory or service expansion is still at an early stage. These are different mandates. Record the exact premises, land rights, contract conditions and sponsor contribution rather than using regional development plans as evidence of the borrower’s cash flow.
Keep prospective opportunities outside the base cash case until they become supportable contracts or committed resources.
Development announcements are not operating receipts
An announced industrial project is different from the borrower’s own executable business. A company’s expansion may refer to regional industrial development while its own orders and approvals remain at an earlier stage. Base the finance discussion on land rights, approvals, committed orders, contracts and sponsor contribution actually evidenced. Keep prospective demand outside the base cash case until it becomes supportable. Each stage should identify the next condition that must be completed before further capital is committed.
Contract value is not free cash
An order book should be converted into milestones rather than shown as a single headline. A site-services contract can require mobilisation and completion evidence before the customer certifies a payment. Identify advances already spent, certification conditions, retention, performance obligations and any liquidated-damages exposure. The relevant funding amount comes from the remaining cost to execute and the timing of collectible receipts, after allowing for bank guarantees and existing borrowing against the same contract.
Industrial premises affect security and continuity
The right to use a factory and the right to offer it as security are separate questions. A proposed operating site may carry title, lease or activity conditions material to installation and security. Review the allotment or lease, permitted activity, transfer conditions and existing charges with the relevant advisers. A valuation cannot resolve an approval gap. Any proposed mortgage, assignment or business transfer must fit the actual title and contractual position.
