A campus-linked investment can include fit-out, common utilities, equipment and payments to a property or service entity. Those costs may not all be eligible under the same facility or supported by the same assets. A customer contract also needs its own acceptance and collection trail, even when production takes place within one campus.
Start with an entity and obligation map, then separate recurring operating cash from property, equipment and shared-service investment.
The borrowing company must own its cash flows
A group presentation can hide differences between the operating unit, asset owner and customer-facing company. The factory operator, campus owner and customer-facing company may have separate accounts, debt and contracts. Map inter-company balances, guarantees and existing security before proposing finance. The entity seeking money should explain its lawful use and repayment source. Cash held elsewhere in the group is useful only where transfer, approvals and lender restrictions have been examined.
Industrial premises affect security and continuity
The right to use a factory and the right to offer it as security are separate questions. Occupation rights, permitted activity and installation or alteration conditions can govern the operating unit’s investment. Review the allotment or lease, permitted activity, transfer conditions and existing charges with the relevant advisers. A valuation cannot resolve an approval gap. Any proposed mortgage, assignment or business transfer must fit the actual title and contractual position.
Contract value is not free cash
An order book should be converted into milestones rather than shown as a single headline. Shared infrastructure or equipment work may depend on technical completion before either company can bill the agreed milestone. Identify advances already spent, certification conditions, retention, performance obligations and any liquidated-damages exposure. The relevant funding amount comes from the remaining cost to execute and the timing of collectible receipts, after allowing for bank guarantees and existing borrowing against the same contract.
