A factory can also need machinery changes, testing capability or improved handling equipment while operating from leased industrial premises. The finance review should separate ownership of machines from rights over the site. For an acquisition, the ability to retain premises and customer approvals can matter as much as the physical equipment.
Build the proposal around verified value added and transferable operating rights rather than a single stock or machinery total.
Customer-owned material is not company inventory
Job-work operations require careful separation of ownership and value added. Customer material may move through fabrication or finishing while the company earns only its processing value. Reconcile inward material, processing loss, finished goods held for customers and the company’s own purchases. Billing may depend on quantity or quality acceptance. Finance should follow the company’s contractual earning and eligible assets, without counting entrusted material as property available to secure the borrowing.
Industrial premises affect security and continuity
The right to use a factory and the right to offer it as security are separate questions. The operating company may own machines but hold the factory under a lease with alteration or transfer conditions. Review the allotment or lease, permitted activity, transfer conditions and existing charges with the relevant advisers. A valuation cannot resolve an approval gap. Any proposed mortgage, assignment or business transfer must fit the actual title and contractual position.
Acceptance comes before a collectible invoice
A delivery entry alone may not establish an amount available for finance. A fabricated item may need dimensional inspection or customer receipt confirmation before an invoice becomes payable. Reconcile the purchase order, inspection record, goods receipt, invoice and customer deductions. Keep accepted receivables separate from material still awaiting approval. This shows whether the cash gap is a collection delay, a quality issue or an amount that has not yet become payable.
